Tom Hutchinson, a roof consultant based in Chicago and technical consultant for the EPDM Roofing Association (ERA). He’s been on roofs he’s specified 15 years earlier that are leaking, but fixable. “The membrane itself was in great shape,” he says. “You don’t have to replace the roof. Just repair the seams and replace the base flashing.”
